IFA Edition # 002: TLDR
We identified five channels of opportunity for investor-friendly agents to capture significant real estate commission. The five channels include traditional private investors; a new way to work with homeowners; a recognition of the expertise required to work with niche investors; and the major market shift created by the emergence of institutional and prop tech investors.
IFA #2 - The Five Real Estate Commission Channels
Hey ,
2-minute read.
I started a newsletter ….. it’s called The Investor-Friendly Agent.
Five Channels of Opportunity
In 2024, we identified five distinct channels of opportunity for investor-friendly agents to earn real estate commission from investment deals.
- Homeowners – Every homeowner by default is also a real estate investor. Develop the expertise and marketing plan to become a wealth and investment advisor to homeowners. Teach homeowners how to manage their home as an investment and use their equity to buy a vacation home and rental property.
- Private Investors – Develop the expertise to represent private investors in traditional investment deals like wholesaling, fix-and-flips and buy-and-holds.
- Niche Investors – Develop the expertise to work with specialized investors in niche investment deals like short-term rentals or car washes or condo conversions.
- Institutional Investors – Develop the connections and expertise to work with institutional investors. They buy and sell tens if not hundreds of thousands of homes every year.
- Prop Tech Investors – Develop the connections and expertise to work with prop tech disruptors. Prop tech investors have developed disruptive business models designed to reengineer the real estate transactions and how we own, live or use homes. Many of them are well funded and function and do deals on a scale like institutional investors.
